INDEPENDENCE, MO - NorthPoint Development, in collaboration with the City of Independence, hosted a groundbreaking ceremony yesterday, Wednesday, November 16, to unveil the future site of Eastgate Commerce Center. Located at Little Blue Parkway and Highway 78, Eastgate Commerce Center is actively developing the future of the community through its $1 billion capital investment - creating over 9,000 direct and indirect jobs.
Eastgate Commerce Center was made possible through strong public-private partnerships, community organizations, and the Independence Community. Designs for the mixed-use industrial park also include a handful of community benefits, including 250 acres of new parkland, trailheads, and a dog park, as well as the Learning and Career Center. NorthPoint Development estimates that the project will generate more than $151 million in total tax revenue over 33 years.
“The Little Blue Parkway will be completely transformed,” said Mayor Rory Rowland. “It’ll be recast, it’ll be reshaped into a bustling center of commerce.”
“We’re able to keep our folks and our students that will ultimately graduate from Fort Osage High School, and the other high schools, right here at home to earn a real meaningful wage,” said Dr. Jason Snodgrass.
Eastgate Commerce Center will consist of 10 million square feet of mixed-use industrial space that sprawls across nearly 1,110 acres, with fifty-six percent of the land left as open space.

Eastgate Commerce Center will be home to the Learning & Career Center, where local residents can participate in training programs to prepare them for a career in the logistics and supply chain industry. The Learning & Career Center will serve as an education hub for local students and is a partnership with Fort Osage School District, Blue Springs School District, and Independence School District.
The Class A state-of-the-art facility has prime access to MO-78, I-70, MO-78, and Route 291, allowing for easy regional and local industrial distribution, and is strategically located near Kansas City International Airport.
