Dangerous Building Specialist

$2,899 - $4,349 per month

Performs inspections and plan review of all unsafe and dangerous buildings, conducts administrative hearings on code violations for unsafe and dangerous buildings and serves as Chairman of the Dangerous Building Committee.  Duties include assessing and posting buildings either unsafe or dangerous, working with property owner(s) to resolve any deficiencies in a timely fashion, conducting inspections as necessary, occasionally reviewing plans for repairs to ensure compliance with ICC and local codes, filing associated paperwork with state and local governments, attending, conducting and/or scheduling administrative hearings, participating in court cases, coordinating demolitions (when necessary), attending civic neighborhood meetings on behalf of the City of Independence and performing duties as building inspector as needed.

Minimum Qualifications:  High school diploma or equivalent and four to six years related building inspection experience; or Associates degree or technical school degree in related field, and two to three years of related building inspection experience; or Bachelor’s degree in Construction Management or related filed which provides the required knowledge, skills and abilities to perform the essential functions of the job; or any combination of education, training, and experience which provides the required knowledge, skill, and abilities to perform the essential functions of the job.  Requires either the ICC Residential or Commercial Building Inspector Certification or be able to obtain this certification within 36 months after acceptance of position.  Valid Driver’s license.  Must be able to complete required NIMS level training within six (6) months.

Knowledge of:  Methods, practices, and techniques of construction; construction materials and equipment; and computer applications related to work.  

Skill In: Communicating clearly and effectively orally and in writing; preparing and presenting reports; and performing visual inspections of construction sites.  Applying logical thinking to solve problems or accomplish task, to understand, interpret and communicate complicated policies, procedures and protocols. 

Physical Demands:  Ability to read construction plans and specifications.  Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.  Regularly required to stoop, kneel, crouch, or crawl; climb or balance; lift and/or move up to 20 lbs.; reach with hands and arms; use hands to finger, handle, or feel. 

Working Conditions:  Regularly exposed to outdoor weather conditions, fumes or airborne particles, possible bodily injury form radiation, explosions, toxic or caustic chemicals, and moving mechanical parts of equipment, tools or machinery.  Typically loud work environment.
