Public Hearings

 

Notice is hereby given that a public hearing will be held by the Independence Planning Commission at 6 p.m., Tuesday, December 12, 2017, and by the Independence City Council at 6 p.m.,  Monday, January 16, 2018, in the Independence City Hall Council Chambers (lower level, north entrance), 111 E. Maple Avenue, in Independence, Jackson County, Missouri on the following cases:

Case #17-100-11 – Raymond E. Moore requests a rezoning from C-2 General Commercial and R-6 Single-Family Residential to C-2 General Commercial, for property at 15441 East US 24 Highway.

Case #17-200-07 –Salim Lakhani requests a Special Use Permit for a tobacco store at 11211 East US 24 Highway.

Case #17-100-12 – Jason Palmer requests a rezoning from R-6 Single-Family Residential to C-2, General Commercial, for property at 2411 & 2415 South R D Mize Road.

Case #17-200-08 –Laura Chavez requests a Special Use Permit for a body art service at 3740 South Noland Road.

The Planning Commission will conduct a full public hearing on these applications.  The City Council will hear new information that was not presented at the Planning Commission’s public hearing if such facts were not reasonably available at the time of the Planning Commission hearing.  Any new information proposed to be presented to the City Council must be submitted in writing to the Community Development Department and Law Department at least seven (7) days prior to the City Council meeting.  View LIVE Planning Commission / City Council meetings here.  The live stream begins approximately 15 minutes prior to each meeting.

 

Notice is hereby given that the Board of Adjustment of the City of Independence, Missouri will hold a public hearing at 6:30 p.m., on Thursday, January 18, 2018 in the Independence City Hall, Council Chambers, (lower level, north entrance), 111 E. Maple Street in Independence, Missouri, for the following applications:

Case #18-999-01 – Nancy Hodges – A variance request to the setback and parking surface requirements for property at 23800 East Strode Road.

Case #18-999-02 – Infinity Sign Systems, OBO Unilever – A variance request to the sign requirements for property at 13000 East 35th Street South

 

Notice is hereby given that a public hearing will be held by the Independence Planning Commission at 6 p.m., Tuesday, January 23, 2018, and by the Independence City Council at 6 p.m.,  Tuesday, February 20, 2018, in the Independence City Hall Council Chambers (lower level, north entrance), 111 E. Maple Avenue, in Independence, Jackson County, Missouri on the following cases:

Case #18-100-01 – Rezoning – MOAZ Construction Company, Inc. requests a rezoning from R-A, Residential Agricultural to C-3, Service Commercial for property at 19901 E. US 40 Highway.

Case #18-100-02 – Rezoning –Richard Cash requests a rezoning from R-6, Single Family Residential to C-2, General Commercial for property at 16800 E. Sunset Road.

Case #17-175-04 – UDO Amendment # 30 – The City proposes Amendment #30 of the Unified Development Ordinance (UDO) relating to Donation Bins in Section 14-400-09.  (Remanded back to Planning Commission from City Council)

Case #18-175-01 – UDO Amendment # 32 – The City proposes Amendment #32 of the Unified Development Ordinance (UDO) relating to Special Event Permits in Section 14-708-01 and adding a definition of such to Section 14-201-01.
